Winter RV and Boat Parking

What you're getting

This is open-air parking, priced to match. Spaces are uncovered, unpaved, and unfenced, with no gate or guard. You keep your own insurance, your own keys, and your own locks and covers. Next winter we're opening heated, enclosed private units on this same property, and this season's customers get first pick.

Space sizes

Large: 12 x 50 ft

Motorhomes, fifth wheels, long travel trailers

Medium: 12 x 35 ft

Travel trailers, pontoons, larger boats on trailers

Small: 10 x 25 ft

Small boats, jet skis, utility trailers

Every space is $300 for the season. Spaces are limited and go first come, first served. Give us your total length including the tongue or trailer so we can match you to the right space.

What's included

Your own numbered space for the season
Entrance and main drive plowed after snowfall
Access 9:00 a.m. to 5:00 p.m., seven days a week, by calling ahead
Check-in photos of your vehicle on arrival, with a copy for your records
First pick of a heated, enclosed unit next fall

How booking works

Pick your space size. The reserve page shows how many Large, Medium, and Small spaces are left.
Sign online. Add your vehicle details and photos of your registration and insurance, then sign the parking agreement and rules.
Pay your season. Pay the $300 by card on Square's secure checkout. Your space is held for 30 minutes while you pay.
We review and confirm. We check your registration and insurance, usually within 2 days, and confirm by text or email. If we can't approve your booking, you get a full refund.
Schedule your arrival. Call or text to set a drop off time. We walk you to your numbered space and take check-in photos together.

Proof of current registration and insurance
A mailing address, plus email or text for notices
The name and address of an alternate contact who can reach you
Propane shut off before you park

Rules at a glance

Access 9:00 a.m. to 5:00 p.m. only, and call ahead first
No overnight stays or camping
Only the vehicle itself. No personal property on the ground and no trash
We never hold keys or move vehicles
No new move-ins after March 1, while the ground softens
Everything off the lot by April 15, 2027

Common questions

Is it secure?

No. It's open parking with no fence, gate, or guard. Keep your own insurance and use locks and covers.

Is it covered?

No. Shrink wrap or a tied-down cover is recommended.

Can I get to my vehicle during the season?

Yes, 9:00 a.m. to 5:00 p.m., seven days a week. Call or text (269) 787-8866 first.

Do you plow?

We plow the entrance and main drive. You clear snow off your own vehicle and space.

Is there a monthly option?

No. It's $300 for the whole season, paid in full at signing. That works out to about $50 a month.

What happens if my vehicle is still here after April 15?

Holdover rent of $100 per month starts April 16. If it goes unpaid for 60 days, the vehicle may be towed at the owner's expense after written notice by mail and by email or text.
